Find the owners who
can actually sell.
Absentee-owned Cook County parcels, each with modeled equity observed from public record, collapsed into the owner accounts behind them. Skip-trace lists tell you who lives there. EquiLien tells you who can act.
Absentee is the whole game
More than half of every equity-covered parcel in Cook is owned by someone who doesn't live there. Narrow to absentee + $100k+ equity and you have owners with both a reason to sell and the equity to clear at closing. The flag is derived from mailing-vs-situs mismatch on public record, not bought from a list broker.
Owner Portfolios: who holds N parcels, not N rows
Skip-trace hands you parcels. EquiLien collapses parcels into owner accounts by shared mailing address, ranked by tappable equity, ZIP spread, and average CLTV. One operator can hold dozens of doors. Mail-handlers and registered-agent desks are flagged, never silently sold as real owners.
Entity owners and the motivated-seller nexus
LLC/entity-owned parcels and the high-equity + tax-delinquent distress nexus surface as one-click cuts, no SQL, no filter-stacking. Every cut ships with its count, total tappable $, and a 7-band equity distribution so you size a campaign before you spend a dollar buying it.
Equity that's modeled and observed, not a black box
Tappable equity is built from recorded mortgage and release documents, observed from public record, not a credit-bureau blend. Each record carries an equity-confidence value and an as-of date. You can underwrite against it because we tell you exactly where the number came from.
The owners behind the parcels, ranked by reachable equity.
Every claim is a live number.
The questions your desk will ask.
How fresh is this, and am I buying a stale list?
Records are stamped with an estimate as-of date and every row carries an equity-confidence value. The superseded historical recorder set is explicitly excluded: you get the current conviction universe, dated, not a decade-old dump relabeled as new.
Why isn't partial coverage a dealbreaker?
Because we print the number instead of hiding it. You're buying absentee owners with equity you can underwrite against, not millions of rows where most equity figures are guesses. Coverage is disclosed with numerator and denominator on every delivery.
There's no interest rate; how is this actionable?
v1 is deliberately rate-free: every figure is observed from public record, so there's no estimated-rate noise to defend. You get position: who's absentee, entity-owned, free-and-clear, how much equity is tappable, and who holds a portfolio. Rate modeling is the Rate+ upsell; this tier stays underwritable on purpose.
How is this different from a skip-trace list?
Skip-trace tells you who lives at a parcel. EquiLien tells you who can act: modeled equity observed from public record, plus the Owner-Portfolios object that collapses parcels into owner accounts with institutional mail-handlers flagged. That owner-level rollup is the analytics layer raw-data vendors don't ship.
