The county knows which
liens are gone. Now you do.
EquiLien reads every recorded mortgage and release in Cook County and splits the market into free-and-clear vs. encumbered, then models where the encumbered book's equity has crossed your LTV lines. A monitoring signal scored from public record, not a national LTV model.
Free-and-clear vs. encumbered, from the actual record
Per parcel, whether a lien still exists, observed from recorded mortgages and releases, not a national LTV model. Your portfolio-monitoring and force-placed lapse work starts with that binary, the foundation no rate-modeling vendor reads off the instrument.
Watch the encumbered book cross your LTV lines
Within the encumbered homes, EquiLien models CLTV per parcel. As releases record and values move, parcels migrate across bands month over month, the PMI-cancellation-candidate and coverage-adequacy signal, surfaced as a marketing/monitoring flag, never an eligibility decision.
Portfolio LTV risk, rolled up to the owner
Collapse parcels into owner accounts by mailing address, with an average modeled CLTV per book. Concentration and aggregate LTV exposure for an entity- or absentee-held book is the view a force-placed risk team can't assemble from parcel rows. Mail-handler desks are flagged, never mis-attributed.
Compliance-sticky, and honest about what it is not
A standing monthly feed your risk and marketing teams re-pull is recurring revenue by construction, and scoped correctly: not a consumer report, not for FCRA-regulated insurance eligibility. Every field carries provenance; coverage is published openly. No FICO, ever.
Free-and-clear vs. encumbered, flowing into modeled-CLTV risk bands.
Every claim is a live number.
The questions your desk will ask.
Is this a consumer report we can use for an eligibility decision?
No, and we're explicit. EquiLien is not a consumer report and not for FCRA-regulated eligibility. It's modeled equity and CLTV observed from public record, for marketing and portfolio-monitoring. It tells you where to look; the regulated determination stays in your existing FCRA-compliant pipeline.
How fresh is the lien and release data?
Liens and releases are read from Cook County's recorded instruments and the dataset is stamped with an as-of date on every surface. The feed re-pulls monthly so band migration (a release recording, equity crossing a line) shows up as movement, not a one-time snapshot.
The coverage isn't my whole book.
Correct, and we publish that denominator on every screen. For a monitoring product, an honest, growing, provenance-tagged covered set beats an opaque 100% claim padded with national-average guesses. We scope every pilot against your actual book so you see real overlap before you commit.
There's no note rate or premium in here. How is this useful?
v1 is deliberately a lien-status and CLTV layer, not a rate layer. The observed note rate ships as the Rate+ add-on. The free-vs-encumbered split and modeled CLTV migration is already the core cancellation-candidate and coverage-adequacy signal, and it stands alone without touching a rate or a premium.
