The homes sitting in
your lendable band.
Borrowers who already carry a mortgage (so they're credit-active) holding 40–80% equity on a $200k+ home. The precisely-shaped list your equity desk mails against, observed off the county's own recorded liens. No FICO, no eligibility scoring, no guesswork.
Active lien is the qualifier, not the disqualifier
Reverse and HEI vendors hand you paid-off homes. A HELOC needs a borrower who's already credit-active. This cohort is gated on an active recorded lien AND 40–80% equity AND a $200k+ value, homes shaped exactly like a fundable second lien.
Headroom, not a hunch
Equity is computed from the county's recorded original principal amortized forward and netted against modeled value; observed off the instrument, not pulled from a national tape. Every home carries a modeled CLTV, so you rank by tappable dollars instead of mailing the whole ZIP.
The owner behind the parcels
We collapse every parcel into owner accounts by mailing address: N homes, $X tappable, across Z ZIPs. One landlord with eight homes in the band is one high-value prospect, not eight cold rows. Servicer and registered-agent desks are flagged, never mis-attributed as a borrower.
Built to survive your compliance review
Marketing and portfolio-monitoring use only. Not a consumer report, never merged with credit, no FCRA eligibility scoring. The entitlement engine blocks ineligible use, it doesn't just disclaim it. Every field ships with provenance and an as-of date.
How much tappable equity sits unlent inside your lendable window.
Every claim is a live number.
The questions your desk will ask.
How fresh is this? Equity moves.
Every record carries an as-of date, and equity is recomputed from the county's recorded original principal amortized forward, not a stale national tape that lags by quarters. We label the through-date on every file, so your desk always knows the vintage it's mailing.
The coverage figure looks low. Is that thin?
We publish the denominator on every screen instead of hiding it. Incumbents quote bigger coverage by modeling the gaps; we'd rather hand you a smaller list that's observed than a bigger one that's guessed. Coverage expands county-by-county on a published manifest.
There's no rate data. How do I know who's in the money?
Deliberate: v1 ships the lien-and-equity core, with no modeled coupon dressed up as truth. The observed note rate is the Rate+ add-on (v2), OCR-recovered off the instrument and entitlement-gated. For a second-lien desk, the band shape already isolates fundable borrowers; rate is the refi-targeting upgrade on top.
Can my compliance team clear this for marketing?
It's designed to survive that review. Not a consumer report, never merged with credit, no FCRA-regulated eligibility, with a per-customer audit log and a suppression registry honored at every export. The not-a-CRA notice rides on every file header and API envelope.
